Building a container home: what to know before you buy the container.

Container homes are a real and growing category. We sell the steel shells; we don't build the conversions — but the right starting container is half the battle. Here's how to spec it.

Total cost: $30,000-$150,000 for a finished 1-container ADU (everything in, depending on finish level). Container itself: $4,500-$9,500. Build time: 4-12 months. Code-compliant builds need permits, licensed trades, and proper insulation. Most successful container homes start with a One-Trip container.

The actual work, step by step.

    1. Container selection

    Buy One-Trip for visible builds. 40ft High-Cube is the most common size (9'6" interior gives finish room). Standard height works for tighter ceilings.

  2. 02

    2. Site + foundation

    Permit-compliant foundation: piers at the corner castings, or a full slab. Stick-built homes don't use container foundations — your inspector needs to see real engineering.

  3. 03

    3. Cuts + structural

    Windows, doors, patio sliders. Any opening over 36" wide needs a welded steel header. Hire a container modifier — DIY plus an experienced welder works too.

  4. 04

    4. Insulation + interior

    Closed-cell foam on walls + ceiling is the standard. Stops condensation and gives R-13 to R-30 depending on climate. Then framing for drywall on top.

  5. 05

    5. Electrical + plumbing

    Licensed trades. Code-compliant rough-in then drywall. Container homes are wired like any other small dwelling — nothing exotic.

  6. 06

    6. Finish + inspection

    Drywall, paint, flooring, fixtures. Certificate of Occupancy comes after final inspection. From here it lives like any small home.
